Decision intelligence

Separate value from positioning.

Market value, appraised value and asking price are related, but not identical.

01

Market value

An evidence-based view of what buyers are likely willing to pay under the relevant market conditions. It is a reasoned estimate, not a guaranteed sale price.

02

Appraised value

An appraiser’s opinion under an appraisal methodology, often used by a lender. Its purpose and evidence can differ from the negotiation that produces a contract price.

03

Asking price

A market-positioning decision that determines how the property enters the competitive set. It should be informed by value evidence, alternatives and the seller’s priorities.

04

Comparable market analysis

Review recent comparable sales, current competition and pending activity where reliable information is available. Examine condition, updates, layout, location, lot, parking and HOA / condo obligations; explain adjustments for meaningful differences.

05

Demand & direction

Consider market direction, buyer demand and the pace of activity for a defined geography, property type and period. Thin evidence requires more judgment and an explicit uncertainty range, not invented statistics.

06

Automated estimates & pricing psychology

Automated valuations can miss renovations, condition and functional differences. Search price bands affect discovery, but they do not establish value. This page provides an evaluation framework, not an automated property valuation.
